Property Questions

Rental payments include water, sewer, and trash services at most of our communities. Residents will also be responsible for maintaining their own electric and/or gas accounts. Please check with the Property Manager for complete details.

Yes, our maintenance staff is available for both routine and emergency service calls. Please file your request with the local leasing office in all instances.

Please complete a rental application, and submit it with a $40 check or money order to the local manager for processing. Cash and credit card payments will not be accepted.

A co-signer may be needed on your account, if the financial criteria cannot be met on your own accord. Each applicant must turn in his/her own application and fee. Check with the local manager for any specials on pricing.

JSO offers several convenient ways to pay your rent! Checks, money orders, and direct debit payments can be sent directly to our leasing office. You can also use the Rent Payment website or app to submit debit card and credit card transactions.

Rent is due on the 1st of every month, and is considered late if it is not received by the 5th day of the month. Late payments will be assigned an additional $70 fee. Please note, partial rent payments will not be accepted.

The security deposit is refundable to you when the apartment is returned to us in clean and undamaged condition. A checklist of move-out requirements will be provided to you once we receive your 30-day notice.

After a move-out inspection has been performed, you can expect to receive your refund check within 30-days at your new address.

Yes, proof of renter’s insurance is a lease requirement. Our insurance policy only covers the buildings themselves, and not your personal belongings.

Many insurance providers will offer a discount when combined with your auto policy. Talk with your agent, and request $100,000 Liability and $15,000 (or more) Personal Property coverage levels.

Residents planning to move out of their apartment will need to submit a written 30-day notice of "Intent to Vacate" to the Property Manager on or before the 1st of the month. A forwarding address must be submitted with your notice.

Upon receipt of the notice, the Property Manager will issue a checklist of requirements for the move-out inspection, as well as a set of instructions for the transferring of utilities and returning of keys.

If you find that you need to terminate your lease early, JSO offers a Lease Buy-Out option for our residents. Please see the local manger for details.

Subletting your apartment to another person is prohibited. If you find someone to move in to the apartment, they must apply through our office, and qualify for a new lease of their own.

JSO Apartment Communities are pet friendly, and we allow up to 2 pets in each apartment.

Pets are restricted to cats, and dogs weighing up to 65 pounds. Please Note: Rottweiler, Pit Bull, Doberman, and German Shepherd breeds of dogs are prohibited.

A one-time, $225-325 non-refundable pet fee, and a $20-40 monthly fee, will apply.

Rental payments not only cover the cost of the space in which you live, but also:

The costs of these items continue to rise, and we do our best to keep them to a minimum.
